Observed built density benchmark for every Swiss zone
room benchmarks observed built density in Switzerland. Search an address or click a parcel on the map, and room compares it with every parcel in the same municipal zone type of that municipality, such as "Wohnzone, Bauklasse 4". The Parcel tab lists the municipality, zone, parcel area, built volume and year built; the Zone tab shows how the whole zone has been built and where your parcel ranks.
What the Zone tab shows
- A zone utilization percentile from 0 to 100, with a plain reading of how many comparable parcels are utilized more or less intensively
- A boxplot of volume utilization (ratioV) and histograms for ratioV, site coverage (ratioS), GFZ, building height and number of floors, each marked with your parcel
- Utilization over time by construction-age cohort, from all years on record down to the last five
- Parcel area against built volume for every parcel in the zone, with a regression line

While a parcel is selected, every parcel in its zone is shaded by its built-volume percentile, light for low and dark for high utilization.

Select a parcel and open the Zone tab. room compares the built volume of every parcel in the same municipal zone type of that municipality and shows the spread as a boxplot and histograms, plus the percentile where your parcel sits.
Is this the density the zoning permits?
No. room shows observed built density, meaning what has actually been built on the parcels of a zone. What the zoning permits is set by the municipal building regulations; check those or ask the municipality.
How has built density changed across construction ages?
The Utilization over time chart shows the mean volume utilization (ratioV) of parcels built in seven windows, from all years on record down to the last 60, 40, 20, 15, 10 and 5 years. Larger dots mean more parcels behind the value.
